If you are house-hunting in Summerville, two master-planned communities will end up on your list more than any others: Nexton and Cane Bay. They get compared constantly, usually by the same buyer trying to decide between them. They are both excellent, and they are genuinely different. Here is how I help clients tell them apart.
Location and commute
This is the first real fork in the road.
Nexton sits right at Interstate 26. That direct interstate access makes the commute to downtown Charleston, the airport area, and the North Charleston job centers noticeably easier. If you drive toward the city for work, Nexton’s location is a daily quality-of-life advantage.
Cane Bay sits further out, away from the interstate, and it is more spread out. The tradeoff for that is space, but it adds time to your commute and means more driving for errands and shopping. If you work from home or do not need to be on I-26 every morning, that matters less.
The vibe of each place
Nexton is built around the live-work-play idea, and it actually delivers on it. The community is walkable and golf-cart friendly, with shops, restaurants, grocery, and offices woven right in at Nexton Square and the surrounding downtown area. Add miles of trails, dozens of parks, modern infrastructure, and a busy community events calendar, and it feels like a small town designed on purpose.
Cane Bay is about scale and value. You get bigger lots, more privacy, and room for the yard or the pool you have been picturing. It is anchored by an enormous YMCA, one of the largest in the state, plus a lake system you can actually get out on, and a long interconnected trail network. The retail is lighter, so you will drive a bit more for dining and shopping.

- Nexton: 50-plus parks, extensive trails, neighborhood pools, integrated dining and retail at your doorstep, and a strong events program.
- Cane Bay: a massive YMCA complex, lakes for kayaking and paddling, a 25-mile trail system, neighborhood pools and recreation, and a Publix anchoring the everyday essentials.
Both deliver the amenity-rich lifestyle people move to master-planned communities for. They just emphasize different things, walkable convenience versus space and recreation.
Schools
Both communities are in Berkeley County School District, with families zoned for schools including Nexton Elementary, Cane Bay Middle, and Cane Bay High. As both communities keep growing, so does the school capacity around them. As always, confirm current zoning for the specific section and address you are considering, since boundaries can shift with new construction.
Price positioning
Without quoting figures that would be out of date by the time you read this, the relative picture is consistent: Cane Bay generally gives you more square footage and lot for your money and a lower typical entry point, while Nexton tends to carry a premium for its location and walkable retail.
